One of the most common surprises for first-time buyers on the Sunshine Coast is this: the price of the home is not the price of the project. A factory-built home has a clear, fixed price, which is one of the best things about buying one. But that number covers the home, not everything it takes to get that home sitting finished and connected on your lot.

The good news is that these extra costs are knowable. Unlike a renovation, where surprises hide behind the walls, a bare-lot build can be mapped out in advance. Here is how to think about the whole picture, from bare lot to move-in, so your budget reflects the real project and not just the sticker on the home.

Start With Two Buckets: The Home and the Site

Every Coast build splits into two broad buckets. The first is the home itself: the CSA Z240 or A277 factory-built structure, delivered to your lot. That price is set and predictable.

The second bucket is the site: everything that happens on your specific piece of land to receive the home and make it a place you can live. This is where budgets vary the most, because no two lots are the same. A flat, already-serviced lot in a Sechelt subdivision is a very different project from a sloped, forested acreage in Halfmoon Bay with no well and no power at the road.

What Site Costs Usually Include

Site costs are not one line item; they are a stack of smaller ones. On a typical rural Coast lot, the stack can include:

  • Site prep and access. Clearing, rough grading, and a driveway or turnaround firm enough for a delivery truck and (sometimes) crane. If your access comes off Highway 101, a Ministry access permit may be part of this.
  • Foundation. A permanent foundation to CSA Z240.10.1, sized to your home and your soil. On steeper or softer ground, this can grow.
  • Servicing. Water (a drilled well or a connection), connection to a wastewater line or an onsite septic system designed and filed by an authorized person, and a BC Hydro connection from the road to the home.

  • Permits and studies. A building permit, and sometimes a geotechnical report, a survey, or a development permit depending on the lot.
  • Finishing on site. Skirting, deck or stairs, and tie-ins that get completed once the home lands.

You will not need every item on every lot. A serviced lot in town skips the well and septic entirely. The point is to know your list before you commit, not after.

The Costs You Can Actually Reduce or Predict

A factory-built home has a real advantage here that a stick-built house does not: the footprint, weight, and connection points are known before anyone touches the land. Your foundation, driveway, crane pad, and servicing can all be designed around exact numbers rather than a moving target. That tends to keep the site bucket from ballooning the way it can on a custom site build.

Taxes are another place where the numbers are becoming friendlier. As of a change passed into law in March 2026 (retroactive to March 20, 2025), the federal government eliminated the 5% GST on a new home valued up to $1 million for qualifying first-time buyers, with partial relief up to $1.5 million. A modular home counts as a new home for this rebate. Buyers who are not first-timers may still qualify for the standard GST New Housing Rebate on lower-priced homes. Because the rules and thresholds shift, confirm your eligibility with a mortgage professional or the CRA before you count on a number.
