About Modular Homes
A modular home is a factory-built home constructed in sections (called “modules”) at an off-site manufacturing facility. These sections are then transported to your property and craned onto a permanent foundation. Once assembled and finished on-site, a modular home is virtually indistinguishable from a traditional site-built home.
Modular homes are built to the BC Building Code (BCBC) — the same code that governs all residential construction in British Columbia. They are engineered for our climate, including snow loads and seismic requirements specific to your region.
A single-section home is built as one complete unit and transported to your site on a single truck. These are typically smaller homes, studios, and 1–2 bedroom layouts.
A multi-section home (also called a “double-wide” or “triple-section”) is built in two or more sections that are transported separately and joined together on your foundation. Multi-section homes allow for larger floor plans — up to 2,400+ square feet — with more traditional home layouts.

All of our homes are built by Moduline Industries at their factory in Penticton, BC. Building in a controlled factory environment means no weather delays, tighter quality control, and less material waste compared to traditional site-built construction.
Once complete, the home sections are transported by truck and barge to the Sunshine Coast and delivered right onto your prepared foundation.
Pricing & Costs
The cost varies based on the model, size, options, and site conditions. To give you a general idea:
- Studios & 1-bedroom homes — starting from approximately $110,000 (base home price)
- 2-bedroom homes — typically $130,000–$220,000 depending on size and options
- 3-bedroom homes — typically $180,000–$350,000+ depending on model and finishes
These are base home prices only. Total project cost also includes foundation, delivery, site setup, utility connections, and permits. We provide detailed, itemized quotes so you know exactly what to expect — no surprises.
The base price of every Moduline home includes the fully finished interior — drywall, flooring, kitchen cabinets, countertops, bathroom fixtures, interior doors, light fixtures, and appliances (stove, fridge, utilities). It also includes exterior siding, roofing, windows, and doors.
What is not included in the base price: foundation, delivery costs, site preparation, utility hookups (electrical, plumbing, septic/sewer), permits, and any custom upgrades or option packages you select.
Beyond the home itself, you should budget for:
- Foundation — concrete slab, crawlspace, or pier foundation depending on your site
- Delivery & crane — transportation from the factory to your site and crane placement onto the foundation
- Site preparation — clearing, grading, and driveway access as needed
- Utility connections — electrical, plumbing, water, sewer/septic hookups
- Building permits — varies by jurisdiction (SCRD, QRD, municipal, Islands Trust)
- GST — applicable on the home purchase (GST rebates available for primary residences)
We can arrange quotes from qualified local contractors for foundation, site work, and utilities. Our project management service coordinates everything so you don’t have to juggle multiple trades yourself.
Eco Fab does not offer in-house financing directly. However, financing is available for most buyers through traditional lenders. We can refer you to a lending specialist on the Sunshine Coast who understands modular home purchases and can help you explore your mortgage and financing options.
Many of our customers finance their homes through banks, credit unions, or private lenders — similar to financing a site-built home. Contact us and we’ll connect you with our financing partner.
Customization & Options
Yes. All Moduline homes can be customized with a wide range of upgrade options. You can personalize both the interior and exterior to match your style and needs.
Common customizations include:
- Upgraded siding, roofing materials, and roof pitch
- Porches, dormers, and covered entries
- Interior finish upgrades — flooring, countertops, cabinetry
- Appliance upgrades and additional electrical outlets
- Structural upgrades for higher snow loads
- Window upgrades

Floor plan modifications are possible within certain structural limits. Common changes include adjusting room sizes, repositioning doors, converting bedrooms to dens or offices, and modifying kitchen layouts.
Major structural changes (moving exterior walls, changing the overall footprint) may require engineering review and affect pricing. We’ll walk you through what’s possible for the model you’re interested in and provide pricing for any custom changes.
Absolutely. We have a show home located in Roberts Creek on the Sunshine Coast. It’s a double-section home outfitted with a variety of upgrade options and finishes, so you can get a real sense of the quality, space, and feel of a Moduline home.

Delivery & Location
We service the entire Sunshine Coast from Gibsons to Lund, as well as Powell River and the Gulf Islands (Salt Spring, Denman, Gabriola, and others accessible by barge).
Delivery to more remote or island locations is possible — it just requires additional transport planning and may affect delivery cost. We’ll assess your specific location and provide a delivery quote as part of your overall project estimate.
Your home sections are transported by truck from the Moduline factory in Penticton to the coast, then by barge to the Sunshine Coast. On delivery day, either the truck drives, or a crane lifts the sections onto your prepared foundation.
Before delivery, your site needs to be ready: foundation in place, access road clear for the truck and crane, and utility connections roughed in. We coordinate all of this with you and your contractors well in advance so delivery day goes smoothly.
Yes. We can deliver to the Gulf Islands and remote coastal communities. Island deliveries require specialized barge transport, which adds to the delivery cost but is a routine part of our process. Unfortunately our homes cannot usually travel via BC Ferries.
The key factors for remote delivery are site access (road width for the truck and crane) and barge availability. We assess these early in the planning process and include all delivery costs in your quote.
The Process
Before delivery, you’ll need:
- A completed foundation — concrete slab, crawlspace, or piers (we’ll specify the requirements based on your home model)
- Site access — a road or path wide enough for the delivery truck and crane to reach the foundation
- Utility rough-ins — electrical, plumbing, and sewer/septic connections brought to the foundation
- Building permit — obtained from your local jurisdiction
Don’t worry — we guide you through every step. Our project management service can coordinate contractors, schedule deliveries, and oversee the entire process.
From the time you place your order, the build time at the factory is approximately 3–4 months. However, the total project timeline depends on several factors:
- Permitting — can take 4–12 weeks depending on your jurisdiction
- Foundation work — typically 2–4 weeks once permits are in hand
- Factory build — approximately 3–4 months
- Delivery & setup — usually 1–2 weeks for transport, crane, and finishing
A realistic timeline from first contact to move-in is 4-8 months for most projects. Starting the permitting process early is the single best way to keep things on track.
The foundation type depends on your site conditions, the home model, and local building code requirements. Common options include:
- Concrete slab — the most common choice for flat, accessible sites
- Crawlspace foundation — useful for sloped sites or where under-home access is needed
- Concrete piers / helical piles — ideal for challenging terrain, steep slopes, or rocky ground
We provide detailed foundation specifications for your home model so your contractor knows exactly what’s required. If needed, we can also arrange a geotechnical survey for your site.
Yes. While many homeowners handle their own permits, we offer a project management service that includes overseeing the entire permit application process. This includes coordinating with your local jurisdiction (SCRD, municipal, or Islands Trust), arranging geotechnical surveys if required, and managing the various trades needed for foundation, utilities, and site work.
Project management is an additional service — the fee depends on the complexity of your project. Contact us to discuss what level of support makes sense for your situation.
Requirements vary depending on where on the coast you live. The Sunshine Coast Regional District (SCRD), the Town of Gibsons, the District of Sechelt, and the Powell River Regional District each have different zoning regulations.
Some areas allow secondary dwellings on your property, while others have specific restrictions. A recently passed provincial law now allows additional residential units on ALR-zoned land in many cases.

Land, Zoning & Use
In many cases, yes. Modular homes are increasingly popular as secondary suites, ADUs (accessory dwelling units), carriage homes, and rental properties on the Sunshine Coast. Recent provincial legislation has expanded the ability to add secondary residential units, particularly on ALR-zoned properties.
Whether you can place a second home on your property depends on your specific zoning, lot size, and local bylaws. We can help you understand what’s possible — just share your property address and we’ll look into it.
Moduline homes can be adapted for off-grid living. The home itself can be configured with upgraded electrical panels and wiring to support solar systems, and plumbing can be set up for well water and septic systems.
The off-grid systems themselves (solar panels, batteries, water filtration, septic) are typically sourced and installed by specialized contractors — but the home is built to accommodate them. We’ll make sure your home is spec’d correctly for your off-grid setup during the planning phase.
You don’t need to own your land to start the conversation — many of our customers are still in the process of purchasing property when they first reach out. However, you will need to own (or have a firm agreement on) your property before we can finalize your order and begin the build.

Quality & Warranty
Every Moduline home comes with three transferable warranties:
- 1-Year Complete Defects Warranty – Any issues on arrival or within the first year are covered by the Moduline in house warranty
- Progressive Home Warranty – a third-party new home warranty program
- 10-Year FactoryPro Warranty – directly from Moduline Industries covering structural components
- Appliance Warranty – manufacturer warranties on all included appliances
Because these warranties are transferable, they also protect the value of your home if you ever decide to sell.
Yes — and in many ways, better. Moduline homes are built to the BC Building Code, the same standard as any site-built home. But because they’re constructed in a controlled factory environment, the quality control is more consistent: materials stay dry, tolerances are tighter, and every unit is inspected at multiple stages.
The factory process also reduces waste and construction time significantly compared to traditional building. Once on your foundation, a modular home looks, feels, and performs exactly like a conventionally built home.
