The Coast’s Housing Wave: What New Openings in Gibsons and Sechelt Mean for Landowners

The Sunshine Coast’s housing story took a visible step forward this week. On July 9, federal, provincial and local partners celebrated the opening of 33 new middle-income homes at O’Shea Place in Gibsons, alongside a new 43-space childcare centre next door. In the same announcement they confirmed funding for a 94-home seniors’ rental at Greenecourt in Sechelt, while 56 more homes rise at the K’elexan multiplexes on shíshálh Nation land.

A Coast that is building across every housing type

Taken together, these projects tell a clear story: the Coast is building, and it is building across every housing type – rentals, seniors’ housing, family multiplexes and market homes. That matters for everyone who lives here, because more homes ease pressure on a market that has felt tight for years. It also reflects a broader provincial push to get homes built faster, including a growing role for factory-built and prefabricated construction.

Why this matters if you own land

A rising tide of housing activity brings more trades to the Coast, more familiarity at the permitting counter, and more momentum behind faster ways to build. Factory-built modular homes are part of that same wave. Built to CSA Z240 or A277 standards in a controlled plant and delivered to your site, a modular home can shorten the gap between “I own a lot” and “I have a home” – especially when weather and local trade availability slow site-built timelines.

None of this replaces doing your homework. Zoning, water and access all shape what you can place on a given lot, and those answers are specific to your parcel. Chapman-area water restrictions this summer are a good reminder that servicing questions matter as much as design ones. The good news is that the first step is simple and free.
