Single-Wide, Double-Wide, or Pacific Cabin? Choosing the Right Eco Fab Home for Your Coast Lot

One of the first questions we hear on the Sunshine Coast isn’t “how much?” — it’s “which one?” Eco Fab offers three families of factory-built homes from Moduline, and they cover a huge range: a tucked-away 308-square-foot cabin all the way up to a 1,824-square-foot, four-bedroom family home. That’s a wonderful range to choose from, but it can feel like a lot to weigh when you’re standing on your lot trying to picture what fits.

This guide walks you through the three lines — Pacific Cabins, the Cornerstone Single-Wide, and the Cornerstone Double-Wide — and the practical questions that point you toward the right one. Think of us as your guide through the decision, not a salesperson pushing the biggest model.

Start with the lot, not the floor plan

Before you fall in love with a layout, it helps to know what your property will actually allow. Your zoning sets how many dwellings you can have and how big they can be, your setbacks shape where the home can sit, and your servicing — well or water connection, septic or sewer — influences both size and placement. A steep or narrow lot may also limit how the home is delivered and craned into place.

None of this needs to be intimidating. It’s just worth confirming early, because the answer often narrows your choice for you. If your lot only supports a compact second dwelling, a Pacific Cabin or small single-section home is the natural fit; if you’ve got room and services for a full family home, the double-wide opens up. The fastest way to get clarity is our free Zoning Lookup for Sunshine Coast and Gulf Islands properties — it tells you what your parcel can support before you get attached to a plan.

Pacific Cabins: when small is exactly right

Pacific Cabins are our smallest homes, ranging from roughly 308 to 532 square feet, in studio, one-, and two-bedroom layouts. They shine as backyard guest cabins, home offices, rental suites, a right-sized retirement downsize, or a permitted additional residence on a larger or rural lot.

A few real examples from our lineup give you the feel: “The Garibaldi” is a compact 308-square-foot one-bedroom; “The Baker” is a cozy one-bedroom with an optional front porch; “The Robson” packs two bedrooms and a bathroom into a smart 448-square-foot plan; and “The Manning” fits two bedrooms into 532 square feet, with room for bunks in the second bedroom for visiting family. Starting prices for cabins on our site begin in the low six figures, before delivery, taxes, and site setup.

If your goal is to add accommodation without the cost or footprint of a full house, this is usually where the conversation starts. You can browse the full small-home range on our single-section and cabin listings.

Cornerstone Single-Wide: the efficient everyday home

The Cornerstone Single-Wide is what most people picture as a classic modular home: one factory-built section, 14 to 20 feet wide, in plans from about 560 square feet up to roughly 1,200 square feet and beyond. Bedroom counts run from one all the way to three or four, so this line stretches from a starter home to a genuinely comfortable family layout.

Single-wides are the sweet spot for affordability and simplicity. There’s one section to deliver and set, which keeps logistics straightforward, and the efficient floor plans make excellent use of every square foot. For many Coast buyers — first-timers, downsizers, or anyone adding a primary dwelling to a serviced lot — this is the practical middle ground. You can see the current single-section plans, sizes, and starting prices on our single-section homes page.

Cornerstone Double-Wide: room for the whole family

When you need a full family home, the Cornerstone Double-Wide delivers. Built as two sections joined on site, these homes run 24 to 31 feet wide and from about 864 up to 1,824 square feet, in two- to four-bedroom configurations with up to three bathrooms. The result feels like a conventional house — open kitchens, separate primary suites, real space for a growing family — without the cost and timeline of building on site.

Double-wides need a bit more from the lot and the logistics: room to deliver and set two sections, and servicing sized for a larger home. That’s well within reach on many Coast properties, and it’s exactly the kind of thing worth confirming up front. Explore the layouts on our double-section homes page.

Every Eco Fab home is built to the same standard

Whichever line you choose, the bones are the same. Our homes are built by Moduline to Canada’s CSA Z240 and A277 standards, with a 10-year factory warranty and features like 2×6 or 2×8 floor joists and architectural fiberglass roofing. Because they’re certified factory-built homes, they’re also exempt from BC’s 2-5-10 home warranty — a quirk that surprises a lot of buyers and that we explain in plain English in our guide to BC’s modular building codes.

Who coordinates everything once you’ve chosen?

Picking the home is the fun part. Getting it onto your lot involves site work — clearing, foundation, water, septic, hydro — plus the building permit that ties it all together. Eco Fab supplies and places the home; the site civil work is handled by local trades, and the permit keeps everyone in sync.

If you’d rather not project-manage all of that yourself, our affiliated Project Management service is built for exactly this. Our PM, Edgar, coordinates the trades and the schedule for a flat fee with no markup on supplies or services — detail-oriented, deeply knowledgeable, and a genuine stress-reliever for first-time builders. You can learn more on our Project Management Service page.

FAQ

How do I know if my lot can take a double-wide?
Start with zoning, setbacks, and servicing. The quickest first step is our free Zoning Lookup; for a full picture we can arrange a paid site visit and feasibility report.

Can a Pacific Cabin be a permanent home?
Yes. These are CSA-certified homes, not RVs or park models, so they can be placed as permanent dwellings where zoning allows. Confirming your parcel’s rules is the key first step.

Do the listed prices include delivery and setup?
No. The starting prices on our site are for the home itself — delivery, taxes, and site setup are additional and depend on your property. We’ll walk you through a full estimate for your specific build.
