What the 2-5-10 Actually Is

BC’s 2-5-10 is home warranty insurance required under the provincial Homeowner Protection Act for homes built by licensed residential builders. The name describes the coverage: 2 years on labour and materials, 5 years on the building envelope (the parts that keep water out), and 10 years on the structure itself. It exists to protect buyers of site-built homes from defects after the builder has moved on.

Why CSA Modular Homes Are Different

Homes certified to CSA Z240 (manufactured homes) or CSA A277 (modular buildings) are specifically exempt from that home warranty insurance requirement. They’re regulated under a different framework: instead of being inspected piece by piece on a muddy lot, they’re built and certified to a national standard inside a controlled factory, then labelled before they ship. The CSA certification — not the 2-5-10 — is the quality backbone.

“Exempt” Sounds Scary. Is My Home Unprotected?

This is the part that trips people up. Exempt doesn’t mean unprotected — it means a different, and arguably more consistent, set of protections applies. A factory builds the same wall the same way hundreds of times, under third-party oversight, in dry conditions, with every home carrying a CSA certification label.   • CSA factory certification and label — proof the home was built and inspected to the national standard.
  • The manufacturer’s warranty — coverage on the home and its build that comes from the factory.

  • A proper site setup — foundation, levelling, skirting and service connections done by qualified crews protect the home after it arrives.

There’s a catch worth knowing: if on-site work changes the home enough to affect its CSA certification, the warranty picture can change, and licensing or warranty rules may apply again.
